Migration is the engine of Nosara's recent growth: it accounts for 3,595 of the 5,841 people the district added between 2000 and 2024. For the first time, the 2024 community census shows, with house-by-house data, where the people living in Nosara come from and how they are distributed by origin. How Much Migration Drives Nosara

Between 2000 and 2024 the district grew by 5,841 people, and 3,595 of them arrived through migration. This means that most of Nosara's growth comes not from births but from people who chose to move to the district from elsewhere in the country and the world.

That migration arrives from very different origins, mainly Nicaragua and the United States, and it reshapes the district's social makeup. The census makes it possible to analyze how these groups differ in education, housing, age and work.

Differences by Origin: Education, Housing and Work

The gaps in university education are stark: 70.4% of people born in the United States hold university studies, compared with 8.7% of those born in Nosara and 5.1% of Nicaraguans.

Home ownership also reveals inequality: 82.2% of people born in Nosara own their home, while among Nicaraguans only 29.3% do, and 63% rent.

In the labor market, Nicaraguans are almost purely wage earners: 72% work as private-sector employees and just 3.5% are employers. These contrasts show how origin shapes the place each group holds in the local economy.

Where Each Group Lives and Age Structure

Migration also shows up on the map. In Guiones, 56 of every 100 people are foreign-born; in Hollywood, 53 of every 100 are Nicaraguan; and in Pilas Blancas, 72 of every 100 were born in Nosara. It is a clear residential segregation by origin.
